Custom agentic AI for owner-led companies

I build the AI that can run your office, so you can run the company.

Custom agentic systems for companies of 5 to 100 people. Each one is designed to answer every inquiry, chase every open quote and invoice, keep your records current, and put one page on your desk each morning with what needs your yes.

Built inside the tools you already use. Governed the way you would govern a new hire: the rules in writing, every action logged, and the final say with you.

The Governed BuildThe rules in writing, every action logged, and the off switch stays in your hand.

The Blueprint is a one-page written plan for your company: what to automate first, in what order, and what it takes. It is free and yours to keep. The build it describes is separate, and paid.

02The rules

Eight rules, in writing, before any work starts

Every system I install ships with these rules written down. They are the difference between an automation and a system you can hold to account, and they are the first page of every Blueprint.

General notesApply to every sheet

  1. It asks before it sends, spends or deletes, until you approve a task to run alone. You decide, task by task.
  2. Every action is logged in plain English: what it did, when, and why.
  3. It runs inside your accounts. Your data, your customer list and your records stay yours.
  4. When it is unsure, a person decides, with a draft already written.
  5. Client information goes only to tools you have approved.
  6. Every part has an off switch. Turn one off and that work returns to your team.
  7. Nothing runs alone until it passes inspection on your real work.
  8. Before it goes live, every build passes a launch checklist: it says it is automated wherever the law asks, texts go only to people who agreed to them, every marketing email carries an opt-out, and every form carries a privacy notice.

Agent cardSample: the intake agent from the cover plan

Purpose

Drafts a reply to every new inquiry within the hour and offers times for a walkthrough.

Tools it may use

Your inbox, to read and to draft. Your calendar, to propose times.

Data it may read

The inquiry, your service list, your open slots. Nothing else.

Alone

Drafts only, until you approve replies to go out on their own.

Never

Moves money, deletes a record, or texts anyone who has not agreed to texts.

Off switch

One toggle. New inquiries go back to your front desk the same minute.

Every agent you get ships with a card like this, written before it runs and kept with the Blueprint.

03Program

Start with the result you want

Every build starts from one result, in your words. Pick yours. The work follows from it.

Revenue

“More business from the leads we already get.”

What I install
An intake agent that drafts a reply to every text, email and web form, asks your questions and offers the next step. A follow-up agent that works every open quote until you hear yes or no.
What you see
Every lead in one list: where it stands, and who owes the next reply.

Time

“My people out of the inbox.”

What I install
An operations agent that reads the email, turns requests into tasks, updates your records and drafts the replies for a person to approve.
What you see
One page each morning: what came in, what moved, what needs your yes.

Risk

“Nothing falls through the cracks.”

What I install
Agents that watch invoices, deadlines and paperwork, and start the follow-up before a date passes. Every action logged.
What you see
A short list of exceptions: the items that need a person.

Standing

“A company that runs when I'm not there.”

What I install
The whole system tied together, with your rules written in: who approves what, what goes out alone, what waits for you.
What you see
Answers at nine at night by the same rules your best person uses at nine in the morning.

04What I build

What I build

Twelve pieces in four groups. Each one can be built alone. Together they make one system.

The full system, installed in your office

The whole set as one system: a private AI server in your office, your workflows running on it, the general notes around it, and care every month. Build it all at once or one piece at a time; your Blueprint sets the order.

Private AI

Runs on a computer in your office. Client data stays in the building.

P1

Private AI server

A small machine in your office runs an AI model locally. Your staff ask it about your own files, and client data stays in the building.

P2

Company brain

Answers from your procedures, agreements, past jobs and policies, so a new hire asks the system before they ask you.

Workflows

Agents that do the office work, inside the tools you already use.

W1

Paperwork agent

Reads and checks invoices, insurance certificates, W-9s, leases and applications, then enters them into your books or CRM.

W2

Portal agent

Works the websites and old software nothing connects to: carrier portals, supplier portals, permit sites. It downloads, enters and checks, and asks before anything goes out.

W3

Revival agent

Works old leads and past customers with follow-ups drafted for your approval, starting from a list you already own.

W4

Deadline watch

Watches licenses, insurance certificates, renewals and filing dates, and flags each one early.

Custom code

Software written for your company, running on your own accounts.

C1

Connecting code

Joins the tools that don't talk to each other: QuickBooks, your CRM, the job board, the bank, email.

C2

Spreadsheet to app

The spreadsheet that runs your company becomes a small app, with one place for each fact and a record of every change.

C3

Owner's dashboard

One screen with the numbers that matter, pulled live from your own systems.

Safety and people

The rules, the training and the upkeep.

S1

AI safety review

Finds where staff paste client data into public AI tools, then sets the rules and a safe setup.

S2

Team training

Your staff learn the system and safe AI habits, on your own work.

S3

Care

Monitoring, updates and fixes every month, so the system keeps pace with the company.

The same twelve on one sheet you can print or send: the service menu.

05Sample plans

What a Blueprint looks like

A Blueprint is one page, drawn for one company. These samples show its shape for four kinds of business. Yours names your people, your tools and your numbers.

Sample Blueprint · Construction & tradesIllustration only

Goal

“More won jobs from the leads we already pay for.”

Existing conditions

  • Leads hear back the next day, after they have called someone else.
  • Estimates take a week to leave the office.
  • Sent quotes go quiet, and nobody follows up.
  • Change orders and invoices get chased on weekends.

New work

  • Intake agentDrafts a reply to every text, form and lead-site message, day or night, asks your qualifying questions, and offers times for the walkthrough.
  • Estimate assistantTurns walkthrough notes and photos into a draft estimate in your format, ready for your review.
  • Follow-up agentSees when the quote link is opened and follows up until you hear yes or no.
  • Collections agentSends progress invoices and reminders on schedule, after your approval.

Inspection

Drafts every reply for your approval on live leads. It sends on its own only where you approve it.

Timeline and investment: set in your Blueprint, in writing, before any work starts.

06Site

Custom, built on your lot

Off-the-shelf apps are the same house built a hundred times: good houses, one floor plan for everyone, and your company learns to live the way the plan says. I build custom. On your lot, around the way your company already works, with your tools, your rules and your people.

A fit if

  • You run a company of 5 to 100 people.
  • The work runs on calls, email, quotes, schedules and follow-up.
  • You want the decisions to stop waiting on you.
  • You want your best people on the work only they can do.

Not a fit if

  • An app off the shelf already does the job. Use the app.
  • You want a single automation from a template.
  • You want a chatbot on your website and nothing more.
  • You want it built without a conversation.

07Sequence of work

Built in the right order

Drawings before work. Inspection before handoff. Care after. That order keeps every build on plan and keeps you in control of every step.

  1. 01

    Walkthrough

We walk through your company together, in person or on a call: the inbox, the phones, the handoffs, the spreadsheets. I ask a lot of questions.

You getA clear read on where the hours go.

  2. 02

    Blueprint

One page: what you want, where the hours go, what I would install, how it gets inspected, the timeline and the investment.

You getThe plan. Free, and yours to keep.

  3. 03

    Build

I install the agents inside your tools and write down the rules: what each one may do alone, and what waits for a person.

You getA working system on your own accounts.

  4. 04

    Inspection

The system works beside your team on real work, drafting only. It acts alone only where it has proved itself and you approve it.

You getProof on your own work before anything runs alone.

  5. 05

    Care

I watch it, tune it and fix it, month after month. When your business changes, the system changes with it.

You getA system that keeps working after the build.

08Measured

You will know what each result costs you

Before you commit to anything, you can read what one result costs on your own numbers. I install that reading and you keep it, whether or not we build anything together.

Most companies cannot say what one result costs them. The bill arrives as a single number at the end of the month, and nothing on it says which work it paid for.

Every proposal you have read this year named a saving. None of them showed the arithmetic behind it, so you had no way to check the claim. This sheet is the arithmetic.

How the reading gets built

Four steps, and the last one is the reading itself.

StepWhat happensWhat you end up holding
OneEvery call your company makes to a model is written down: which model answered, how many tokens it read, which task it served, and what it cost. The first honest picture of where the money goes.
TwoEach task is matched to the smallest model that still meets your quality floor. The list of calls paying a premium for easy work.
ThreeWhat repeats is remembered instead of sent again. The mechanism, which is the part that lasts.
FourThe same log runs again, on the same tasks, over the same window.Cost per result, before and after, on your own numbers.

Proof, and it is checkableRead once on my own systems

Tokens written down

More than seven billion, each one deduplicated so a single response counts once.

Read from memory

Ninety-six percent of what went out was context the model already held, billed at the cache rate.

Spend per result

Under three dollars per finished result, from three finished results in the measured week.

Three is a small number and you are reading it on purpose. The instrument states its method and everything it leaves out, so both travel with every figure I give you. Three results over one week on one machine proves nothing about your company. It proves the reading can be taken on yours.

Measured before it is promised

I score every system before it touches your work. Who holds the keys, what gets logged, what it may do alone, and what happens when it is unsure. Each rule scores 0 to 3. A 1 is a rule in words, a 2 is a check that catches a slip, and a 3 means the slip is impossible by construction. Only 3s count as finished.

The questionA template automationA governed build
What gets loggedWhatever the tool decidesEvery action, in plain English, in a log the system cannot edit.
When it is unsureIt sends anywayA person decides, with the draft already written.
Anything irreversibleOne prompt awayWaits for your yes. The gate sits outside the system.
The off switchA support ticketOne switch per part, in your hand.
Who answers for itA help deskThe engineer who built it.

Rule two of the eight already writes this record, which is why the reading needs no new machinery. The meter only reads what your build already logs.

My own systems, scored the same way

The cost half is measured and stands above, with its instrument and its denominator. The rules half is scored on your build before it goes live, and you read the score before you approve anything.

First client engagements are open now. No client quote, logo or result appears on this page until a client agrees to it in writing, with a name, a company and the result in their own words.

Four ways owners take this on, and when each is the right call

Hire another admin

Right when every item needs a person's judgment and the volume holds steady. A person learns your company, and the hours grow with the work.

Add another app

Right when one app already does the whole job as it comes out of the box. Use it, and skip the build.

Do it yourself with a chat tool

Right for drafting and research one task at a time, by someone who reads every answer before it leaves the building.

A governed build

Right when the work crosses your inbox, your books and your calendar, repeats every day, and has to answer to written rules. Built, inspected, and the off switch in your hand.

What you are covered on, in writing, before anything starts

Three things, written down here so you can hold me to them. None of them depends on a refund, and none of them promises a result I cannot cash on the day it ships.

The coverWritten into the agreement

See it work first

One real workflow from your Blueprint, automated and demonstrated on your own work, before you commit to the build. If it does not hold up against your real jobs, we stop there and the Blueprint stays yours.

Done means checked

A task counts as finished only when a separate check re-reads the proof. Your system does not mark its own work complete, and neither do I.

The off switch is yours

Every part has one, in your hand. Turn any part off and that work goes back to your team the same day.

You own all of it

The code, the documentation, the data and the credentials are yours, and they are handed over in full. Nothing of yours is held back, and leaving carries no penalty.

No refund promise and no timeline promise, because neither is mine to make before your work has been scoped. What is on this card is what I can be held to.

Ten ways an automation fakes success, and how each one shows up in a score: the field guide.

How my own systems hold to the same rules, where your request goes, and the documents you can read first: the trust page.

09Who builds it

One engineer, start to finish

I design every system, build it and stand behind it, from the first walkthrough to the monthly tune-up.

I build for owner-led companies across Los Angeles: trades, property managers, offices and suppliers. Different businesses, the same work underneath: calls, email, quotes, schedules and follow-up.

You always know exactly who touches your systems: the same engineer, every time. No account managers, no handoffs, no juniors.

CareMonitoring, tuning and fixes, so the system keeps pace with the company.Monthly

In writing, every time: the Blueprint, the scope and agreement, the general notes, each agent's card, the launch checklist, and the inspection record.

Nothing runs alone until it passes inspection on your real work. If it does not pass, the build stops at that stage, and the Blueprint stays yours. The agreement sets the rest.

I take on a few builds at a time, so every one gets me.

What sets the size of a build, before you ask: the five things that decide it.

11Questions

Questions owners ask

What does agentic mean?

Agentic AI does the task. It reads the message, checks your records, follows your rules and acts, or drafts the action for a person to approve.

What can you build?

Twelve pieces in four groups: private AI (a private AI server and a company brain), workflows (paperwork, portal, revival and deadline agents), custom code (connecting code, spreadsheet to app and an owner's dashboard), and safety and people (an AI safety review, team training and monthly care). Each can be built alone; together they make one system.

Can the AI run on our own computer?

Yes. A private AI server runs a model on a machine in your office, so client data stays in the building. Your Blueprint says which work runs there and which uses outside services you approve.

Do we have to switch software?

Usually no. I build inside what you already use: email, text messages, calendar, your CRM and your books. If a tool can't do the job, the Blueprint says so before you spend anything.

How is a build priced?

Builds are five-figure engagements. Your Blueprint names the exact investment, in writing, before any work starts. The Blueprint itself is free.

Can I skip the Blueprint and just hire you?

Yes. Email me at info@contractoros.tech and we start with the walkthrough instead of the form. The Blueprint still gets drawn, because the build needs a scope, and it becomes the document we both work from.

How long does a build take?

Your Blueprint sets the timeline. Much of it is inspection, because the system works beside your team on real work before it works alone.

What if it makes a mistake?

It asks before anything important goes out, and it logs every action. During inspection it drafts only. When it is unsure, a person decides.

Whose data is it?

Yours. The system runs inside your accounts, and client information goes only to tools you approve.

Is it legal to let AI answer my customers?

Yes, with rules, and every build follows them. In California, an automated system that talks to customers to make a sale has to say it is automated. Marketing texts need the customer's consent, and marketing emails need an opt-out. Your Blueprint names the rules that apply to your business.

What kinds of companies do you work with?

Owner-led companies of 5 to 100 people: trades, property managers, offices and suppliers. They all run on the same things: calls, email, quotes, schedules and follow-up.

What does governed mean?

The rules are written down before the build. Every action is logged where you can read it. Anything irreversible waits for a person, and every part has an off switch you hold.

Why a custom build instead of an app?

Because your company does not run like anyone else's. I draw the plan first, prove it on your real work, and care for it after launch.

12Request

Request your Blueprint

The same questions I ask on a walkthrough. Only your name, company and email are required; the rest makes the Blueprint sharper. I read every request myself.

Already decided? Skip the form. Email info@contractoros.tech and we start with the walkthrough.

This fits you if you are the owner or an officer, your company runs 5 to 100 people, and you already know a build is a five-figure engagement. I take on a few builds at a time, so every one gets me.
